REYNOLDS CROSSING – MEDICAL OFFICE BUILDING 4 – VIRGINIA EYE INSTITUTE AND VIRGINIA DERMATOLOGY ASSOCIATES
Project scope included mechanical, electrical and plumbing system design for a new 40,000 SF, two story medical office building. The project was designed in phases as a core/shell and multiple tenant upfits. The project is currently under construction with design of tenant spaces for Virginia Eye Institute and Dermatology Associates of Virginia ongoing. Variable air volume rooftop air handling units with energy recovery wheels, and variable volume terminal boxes were designed to provide ventilation requirements per the FGI Healthcare Guidelines. The electrical design included switchgear, tenant sub-metering, lighting controls and fire alarm. The plumbing design included primary and emergency roof drainage, core restrooms, water entrance backflow protection with a pressure reducing station, and shell building distribution mains and risers.
